Eco City 1 Kanal Plots

Bungalow-size one-kanal and two-kanal plots proposed in Eco City Township, and how to plan for them.

Eco City 1 Kanal Plots

In Punjab, "one kanal" is shorthand for a premium bungalow plot. In Eco City Township, kanal plots are linked mainly to the proposed Eco City-2 Extension, which was reported to include 135 one-kanal and 18 two-kanal residential plots.

Kanal conversion

A kanal is a traditional land unit. In GMADA urban schemes a one-kanal plot is commonly treated as 500 sq. yd. (4,500 sq. ft.) and a two-kanal plot as 1,000 sq. yd. (9,000 sq. ft.). Always use the exact area stated in the brochure or allotment letter, because rural kanal measures can differ.

Status of kanal plots

The Eco City-2 Extension launch was reported on hold on 9 October 2026. A proposed rate of ₹5,500 per sq. yd. was mentioned, but it is not an active offer. If you want a large plot now, look at 500 sq. yd. resale plots in Eco City-1 or larger sizes advertised in Eco City-2.

Planning a bungalow on a kanal plot

Check GMADA's coverage and height limits for the plot size; larger plots often have lower coverage percentages but much more absolute floor area.

Alternatives while kanal plots are on hold

If you want bungalow-size land now, consider 500 sq. yd. resale plots in Eco City-1, which are similar in area to one kanal in GMADA usage, or larger sizes advertised in Eco City-2. Another option is to buy a 400 sq. yd. plot in a good position, which often gives a better house than a larger plot in a weak location. Keep watching GMADA for the Extension's revival.

Who buys kanal plots

Kanal plots attract business families, senior professionals and NRIs planning a family home near Chandigarh. They also suit buyers who want land for the long term and build later. Read villa plots and NRI investment.
