How to use Punjab RERA when buying in New Chandigarh, and how Eco City Township fits.
The Real Estate (Regulation and Development) Act requires real estate projects to be registered with the state RERA before they are marketed. In Punjab, that is Punjab RERA. For New Chandigarh buyers, RERA is a key tool, but it works differently for GMADA's Eco City Township than for private projects.
Always search the project on the Punjab RERA portal before paying.
Eco City is a government-authority scheme rather than a private builder project. For a fresh scheme, check the GMADA notice and whether the specific phase appears on the Punjab RERA portal. For resale plots, RERA is less central; the key checks are GMADA's allotment, transfer approvals and dues statement. Read RERA status explained in Hindi.
If a registered private project delays possession or changes terms, buyers can file a complaint with Punjab RERA. Keep all receipts, agreements and correspondence. RERA complaints are usually faster than civil courts for project-related issues.
