Eco City Mullanpur

Everything about Eco City Township in one place: phases, plot sizes, prices and location in Mullanpur, New Chandigarh.

Eco City Mullanpur

Mullanpur (also written Mullanpur Garibdass) is the village and growth centre around which GMADA planned New Chandigarh, and Eco City is its flagship plotted township. When people search for "Eco City Mullanpur" they usually mean the whole family of phases: Eco City-1, Eco City-2, the proposed Eco City-2 Extension and the 716-acre Eco City-3.

This guide is the starting point. It summarises each phase, explains how buying works in a GMADA township and links to deeper pages on prices, plot sizes, location and paperwork.

The four phases of Eco City Mullanpur

What you can buy

Eco City is a plotted township, so the product is land on which you build your own house. Residential plots are listed from 100 to 500 sq. yd. in Eco City-1, with larger sizes in Eco City-2 and one- and two-kanal plots proposed in the Extension. Commercial options include 100 sq. yd. SCOs and 10–20 sq. yd. booths. See plot sizes and SCOs and booths.

Prices in Eco City Mullanpur

Prices depend on the phase. Eco City-1 resale plots are advertised from about ₹2 crore for 150 sq. yd. to ₹7.5 crore for 500 sq. yd. The original Eco City-2 scheme was allotted at ₹25,000 per sq. yd. in 2020–21, and a proposed ₹5,500 per sq. yd. was reported for the deferred Eco City-2 Extension. None of these is a live GMADA offer today; see the price page.

Why Mullanpur

Mullanpur sits at the Shivalik foothills just north-west of Chandigarh. The Madhya Marg extension and the Chandigarh–Kurali–Rupnagar highway connect it to the Tricity, and landmarks such as PGIMER, Panjab University, the Homi Bhabha Cancer Hospital and the Mullanpur international cricket stadium are within reach. The master plan adds a Medicity, an Education City and a proposed transport terminal. Read the Mullanpur area guide.

How buying works

For established phases you buy by transfer from an allottee, after checking the allotment letter, transfer approvals and a GMADA dues statement. For new phases you apply in a GMADA draw once a scheme is notified. In both cases, go by GMADA records, not by agent assurances. Our buying checklist and Hindi guide explain the steps.

Information on this page is indicative and based on publicly available sources and project material at the time of writing. Prices, timelines and specifications are subject to change. Please verify the plot, phase and dues against GMADA records, check Punjab RERA where applicable, and have documents reviewed by an independent lawyer before paying.
