Eco City-1 New Chandigarh

The established GMADA plotted phase of Eco City Township in Mullanpur, launched in 2011 with 836 residential plots.

Eco City-1 New Chandigarh

Eco City-1 is the original and most established phase of Eco City Township. GMADA launched it in 2011 as a plotted residential scheme in Mullanpur, New Chandigarh, and the response was remarkable: about 1.6 lakh applications for 836 residential plots. GMADA puts the phase at around 400 acres, planned under a land-pooling arrangement, with Larsen & Toubro named as the development contractor.

Fifteen years on, Eco City-1 is where most buyers actually transact today. Fresh GMADA allotment in this phase is closed, so purchases happen as resale and transfer of existing allotted plots. This page explains what you can buy in Eco City-1, how it is priced, and the checks that matter most for a resale plot.

What Eco City-1 offers

Eco City-1 is a plotted township, which means you buy land and build your own independent house within GMADA building rules. Published broker listings give a clear picture of the inventory types:

These block and sector references come from broker material, not a live GMADA inventory, so always match the exact plot number with the allotment documents. See the plot sizes page for how each size works for a house design.

Eco City-1 price: what resale plots are listed at

There is no fresh GMADA price for Eco City-1 because the scheme is long allotted. What you will see are resale asking prices on property portals. One portal showed listings from about ₹2 crore for 150 sq. yd. to ₹7.5 crore for 500 sq. yd., which works out to roughly ₹1.3 lakh to ₹1.5 lakh per sq. yd.

Treat these as advertised prices rather than completed deals. Park-facing or corner plots, wider road frontage and the progress of construction around a plot can move the price a lot. Our resale plots guide and the price list explain how to compare listings fairly.

Location inside New Chandigarh

Eco City-1 sits in Mullanpur at the foot of the Shivalik hills, north-west of Chandigarh. The Madhya Marg extension and the Chandigarh–Kurali–Rupnagar highway are the main road links, with PGIMER and Panjab University on the Chandigarh side. The New Chandigarh plan also places a Medicity and an Education City in the area. Read the location page and the Mullanpur area guide for details.

Checks before buying an Eco City-1 plot

Because nearly every Eco City-1 deal is a resale, paperwork matters more than the brochure. Before you pay any token:

Who Eco City-1 suits

Eco City-1 suits buyers who want an established address where roads and services are further along than in the newer phases, and who are ready to pay a resale premium for that. Investors comparing it with the upcoming phases should read Eco City-1 vs Eco City-3.
