How to buy a resale plot in Eco City Township without surprises: prices, transfer steps and paperwork.
Resale is how most people buy into Eco City Township today. The original Eco City-1 and Eco City-2 schemes are allotted, and new phases are not yet open, so the market runs on transfers from existing allottees. Done properly, resale gets you a known plot in an established area. Done carelessly, it can leave you with unpaid dues or a disputed title.
Portal listings for Eco City-1 have shown asking prices from about ₹2 crore for 150 sq. yd. up to ₹7.5 crore for 500 sq. yd. That is roughly ₹1.3 to ₹1.5 lakh per sq. yd., though individual plots vary a lot. These are advertised prices, not verified sales, and they are not GMADA rates.
Keep the token small until the documents are verified by an independent lawyer.
Use our full checklist and read is it safe to buy for red flags.
Start from the price per sq. yd. of recent comparable listings, then adjust for the plot's specific advantages and drawbacks. Use the GMADA dues statement in negotiation: if the buyer will pay the dues, they should come off the price. Agree in writing who pays transfer charges, and set clear dates for each payment linked to documents being handed over. A seller with clean papers and possession can justify a higher price; one asking you to accept unclear documents should accept a lower one, or you should walk away.
Convert every listing to price per sq. yd., then adjust for frontage, facing and dues. Two plots of the same size can differ by lakhs because one is park-facing or already has GMADA possession. See park-facing plots and value plots.
