Established resale plots or a future GMADA allotment? A practical comparison for Eco City Township buyers.
Most buyers looking at Eco City Township end up choosing between two very different options: a resale plot in the established Eco City-1, or waiting for an original allotment in the proposed Eco City-3. Both are GMADA, both are in Mullanpur, but they differ on price, timing and risk.
The trade-off is price and paperwork: resale needs a careful check of the title chain and GMADA dues. Use the checklist.
The risks are timing and uncertainty. Clearance is one of several steps, and infrastructure delivery can take years. Read Eco City-3 launch timeline and pre-launch investment.
Ask yourself three questions. First, when do you need to build? If the answer is within two or three years, the established phase fits better. Second, how much certainty do you need? A resale plot is a known plot today; a draw is a chance, not a promise. Third, how much can you invest now? Eco City-1 resale asks are high, while a future Eco City-3 scheme may ask a smaller initial payment, but you will wait longer. If your answers point both ways, splitting your plan across the two can make sense.
Some buyers buy a smaller resale plot in Eco City-1 or Eco City-2 now and also apply in an Eco City-3 draw later. Others look at SCOs and booths for rental income. Your budget and how soon you need to build should decide the mix. Our budget guide can help.
Information on this page is indicative and based on publicly available sources and project material at the time of writing. Prices, timelines and specifications are subject to change. Please verify the plot, phase and dues against GMADA records, check Punjab RERA where applicable, and have documents reviewed by an independent lawyer before paying.
Neither is better for everyone. Eco City-1 suits buyers who want an established plot soon; Eco City-3 suits patient investors willing to wait for a GMADA draw and development.
Eco City-3 rates have not been announced. New GMADA schemes are often priced below established resale, but wait for the official brochure.
No. The township still needs layout approval, pooling, infrastructure and allotment before construction can start.
By transfer from an existing allottee, after verifying the allotment letter, transfer approvals and a GMADA dues statement.
Sizes will be announced in the Eco City-3 scheme brochure. Do not assume they will match Eco City-1.
