Answers to common questions about Eco City Township, New Chandigarh.
Eco City Township is the plotted residential township planned by GMADA in Mullanpur, New Chandigarh, Punjab. Eco City-1 was launched in 2011 on about 400 acres with 836 residential plots, and the township has since grown into Eco City-2, a proposed Eco City-2 Extension and the 716-acre Eco City-3.
Eco City is in Mullanpur, New Chandigarh, in SAS Nagar (Mohali) district of Punjab, just north-west of Chandigarh at the Shivalik foothills. It is reached via the Madhya Marg extension and the Chandigarh–Kurali–Rupnagar highway, with PGIMER and Panjab University on the Chandigarh side.
Eco City-1 residential plots are listed in 100, 200, 300, 400 and 500 sq. yd. sizes, with SCOs of 100 sq. yd. and booths of 10 and 20 sq. yd. Eco City-2 listings mention sizes up to 2,000 sq. yd., and the proposed Eco City-2 Extension has 1-kanal and 2-kanal plots.
Eco City is a GMADA government-authority scheme rather than a private builder project, so check the scheme notice and the Punjab RERA portal for the specific phase. For resale plots, the key checks are the allotment letter, transfer approvals and a GMADA dues statement.
Eco City-1 resale plots are advertised from about ₹2 crore for 150 sq. yd. to ₹7.5 crore for 500 sq. yd.; these are asking prices, not GMADA rates. The original Eco City-2 scheme was allotted at ₹25,000 per sq. yd. in 2020–21, and ₹5,500 per sq. yd. is the reported proposed rate for the deferred Eco City-2 Extension.
The township is planned with wide internal roads, piped water supply, underground sewerage, parks and green belts, rainwater harvesting and commercial SCOs and booths, while New Chandigarh plans a Medicity and an Education City nearby. Confirm what is complete near your specific plot.
Eco City is planned by GMADA, the Greater Mohali Area Development Authority of the Punjab government. GMADA names Larsen & Toubro as the development contractor for Phase I.
GMADA puts Eco City-1 at around 400 acres. Eco City-2 Extension is a proposed 96-acre scheme, and Eco City-3 is a proposed 716-acre township across nine villages. Other sources quote different totals, so rely on GMADA scheme documents.
Eco City connects to Chandigarh through the Madhya Marg extension, to Kurali and Rupnagar through the Chandigarh–Rupnagar highway, and to Ludhiana (about 100 km) via Kharar and Samrala. PGIMER, Panjab University and the Mullanpur cricket stadium are nearby, and the master plan proposes a transport terminal with a future metro station.
Eco City combines a GMADA-planned layout, a location next to Chandigarh and strong historical demand, and Eco City-3 adds future supply. Past demand does not guarantee future returns, so verify the plot title, dues and on-ground infrastructure, and consult a lawyer and financial adviser before investing.
