Residential plots, SCOs and booths in GMADA's Eco City, New Chandigarh, and how to buy them safely.
Most GMADA property in Mullanpur sits inside Eco City Township. If you want a government-authority plot in New Chandigarh rather than a unit in a private project, Eco City is where you will be looking. This page lists the types of GMADA property available and how each is bought.
Read SCOs and booths and plot sizes for details.
A GMADA property reaches you in one of two ways. In a fresh scheme you apply, pay earnest money and wait for the draw (for residential) or bid at auction (for commercial). In a transfer, you buy from an existing allottee and GMADA records the change of ownership after its dues and transfer charges are cleared.
Right now, Eco City-1 and Eco City-2 are mostly transfer markets, the Eco City-2 Extension is on hold, and Eco City-3 has environmental clearance but no open scheme.
New Chandigarh also has private developments with flats, villas and plots. A GMADA plot gives you an authority-planned layout and a direct government title chain, while private projects can offer ready homes and gated amenities. Neither is automatically better; compare total cost, possession status and the quality of the title. See premium residential projects and upcoming projects.
Before visiting any GMADA property in Mullanpur, ask the seller or agent four questions in writing: which scheme and phase the property belongs to, whether possession has been given, what GMADA dues are pending, and whether every earlier transfer was approved. Clear, prompt answers with documents are a good sign. Vague replies, or a reluctance to share the allotment letter before a token, are a reason to slow down. The same discipline applies to SCOs and booths, where you should also confirm the permitted commercial use and the number of floors allowed.
Information on this page is indicative and based on publicly available sources and project material at the time of writing. Prices, timelines and specifications are subject to change. Please verify the plot, phase and dues against GMADA records, check Punjab RERA where applicable, and have documents reviewed by an independent lawyer before paying.
Mainly Eco City residential plots, SCOs and booths. Future plots will come through Eco City-3 schemes once notified.
You buy from the allottee and GMADA approves the transfer after dues and transfer charges are cleared. Check the full document chain first.
Commercial sites in GMADA schemes are usually sold by auction, while residential plots are allotted by draw.
A GMADA plot has an authority title chain, but safety still depends on verifying the documents, dues and restrictions for that specific plot.
Many older deals used GPAs, but a proper GMADA transfer and registered deed in your name is far safer. Ask a lawyer before accepting any POA-based sale.
